When someone tells me "I want to move to Punta Cana," my first question is never about budget or property type. My first question is:

"How do you see yourself living here?"

That's because Bávaro and Punta Cana aren't a single area — they're at least twelve very different ones, each with its own personality, its own rhythm, and its own price of entry.

Living near the beach with bars and restaurants 5 minutes from your door is nothing like living inside a gated golf community where silence is the rule. Investing near the airport for international mobility is nothing like buying your first family villa in a growing area.

This guide will help you understand the real zones of the market — without marketing, without project names — so you can decide where you see yourself before thinking about what to buy.

This zone combines accessible apartments with a significant villa inventory — and that's where prices climb considerably.

One of the most interesting options for entering the market of villas with a yard in PC — the price range is wide and depends heavily on square footage and the specific amenities.
